New Residential Housing and Additionas (Pickering Beach)

  • The estimated construction value (to be checked against the TACBOC valuation)
  • A completed Building Permit application form
  • The Building Permit Fee pursuant to Building Bylaw 29-97, Schedule A, Part B, item 3
  • A completed Pickering Beach Site Plan Application and Procedure Form
  • A cheque for T.R.C.A. review (if applicable)
  • Completed Regional Municipality of Durham Residential Development Charges Information Form(s) (for each unit)
  • A completed Education Development Charges Information Form (for each unit)
  • Seven copies of the SITE PLAN
  • Four copies of a SURVEY indicating the existing and proposed grading and existing and proposed drainage patterns (include UNPROTECTED OPENINGS) (n/b A deposite for grading/drainage is required, prior to issuance of the Building Permit)
  • Four copies of fully dimensioned CONSTRUCTION DRAWINGS including:
    • with a cover page or title block
    • the size of the proposed building, north arrow, scale, legend of symbols, the project identity (name, address, unit #, etc.)
    • the nature of the occupancy (i.e. S.F.D., Townhouse)
  • Three copies of the ELEVATION drawings
  • Two copies of the ROOF TRUSS drawings (to be reviewed by an engineer)
  • Two copies of HEAT LOSS calculations and DUCT LAYOUT
  • The builders O.N.H.W.P. registered number or a signed O.N.H.W.P. declaration if the owner is constructing the building for personal occupancy (when necesasry)
  • A soils report verifying the adequate bearing capacity and the permanent ground water level
  • A copy of the Regional Municipality of Durham Regional Application for Sanitary Sewer/Water Service hook-up, or a private sewer and potable water approval from the Durham Regional Health Service
  • A completed Other Approvals Form (where necessary)
  • A completed Durham Region Health Department Application if the subject building is connected to or adjacent to a Septic System
